Emergencies

For any situation that requires immediate assistance from the police, fire department, or ambulance, please dial 9-1-1. For non-emergency needs from the local sheriff, call 407-348-2222.

Trash

The trash must be put in 13-gallon bags and should be placed in the trash bench located outside the front door. Please do not put any loose trash into the bin. Trash is typically collected daily.

Air-Conditioning

The thermostats are programmed, and you can adjust the temperature between 72 - 80 degrees.  Adjustments below 72 may freeze up the units and damage them.

Pool Heat & Grill

If you want to add either to your reservation, email The Pro Agent Group.  

If you rent a grill, the lock combo will be provided to you. More info about pool heat is below.

Below is more information about the home, theater instructionsresort, and local area.

Gate Access and Parking
Gate Access- You and any other drivers of vehicles in your party that you submitted to us have been registered with Windsor Hills Resort. There is a maximum of three car passes. When you initially arrive and check in with the guards at the 24/7 manned guard gate, you will need to show your driver's license, and they will then print out a car pass for your vehicle. 

Driver Registration Changes- If you need to change any driver registrations, contact The Pro Agent Group via email describing the changes needed. (Do NOT contact the property manager.  They do not handle driver registrations.) NO changes will be made after 5 PM. You must give us at least 2 hours' notice to make a change.

Parking- Three cars can typically be parked in the driveway in front of the house. You can park one car perpendicular to the driveway in the apron of the driveway to avoid blocking of the sidewalk. If three cars don't fit, one can park in the oversize parking lot off Comrow Street (next to the recreation park). No parking is allowed in the street, blocking the sidewalks or neighbors' driveways, or in the grass. Large trucks, motorcycles, boat trailers, and recreational vehicles are allowed to park in the oversize lot, but they must be registered for approval with the resort prior to arrival.

Pool & Spa Information
Service- The pool and spa are serviced once/week, and the day and time will vary from week to week due to a number of variables including the weather. Please keep the screen doors to access the pool from the backyard unlocked so that the pool can be cleaned. When the weekly service is being performed, you will be required to exit the pool and spa and remain out of the pool until the service has been completed and remain out for approximately 1-2 hours if chemicals have been added. 
Heat Operations- If you have added the pool/spa heat to your reservation, the heater will automatically warm the pool water to ~88 degrees. To heat the spa to ~100 degrees, you must turn the timer dial on the back wall of the home, and depending upon the ambient temperature, it can take 20+ minutes to heat the spa after it is turned on. When the spa is turned on, the pool will not be heated. Note: The pool/spa heater can only operate when the ambient temperature is >55 degrees. 

Safety Fence & Alarm- By law, these are installed to safeguard lives. Please do not tamper with either of these. When the pool is not in use, if there is a pool fence at the home, we ask that you have it in place for safety. 

 

Movie Theater Instructions (if applicable)

Indoor Theater:

To Turn On- 

  1. Power on the amplifier – Press the power button.  To adjust the volume use the volume dial.  (DO NOT TOUCH ANY OTHER BUTTONS OR DIALS)

  2. Power on the projector with its remote – Press the power button.

  3. Press the home button on Roku remote – Use the Roku remote to boot up the Spectrum app to watch TV or to boot up Neflix, etc. to watch movies (Note:  You will need to log into your Netflix account, etc.)

To Turn Off- 

  1. Turn off the projector with the projector remote – Press the power button.

  2. Turn off the amplifier by pressing the power button.

WHEN DONE WATCHING, PLEASE MAKE SURE TO TURN OFF THE PROJECTOR AND AMPLIFIER.

Outdoor Theater: 

To Turn On-

  1. Lower the projector screen using the projector screen’s remote. 
    Notes:
    If it is raining or windy, do NOT lower the screen and use the poolside theater.  Rain and wind will damage the projector screen.
    If the screen does not lower initially, point the remote at the left side of the screen.

  2. Turn on the sound bar with its remote – Press the power button.  Also, use this remote to adjust the volume.

  3. Turn on the projector with its remote – Press the power button.

  4. Press the home button on Roku remote – Use the Roku remote to boot up the Spectrum app to watch TV or to boot up Neflix, etc. to watch movies (Note:  You will need to log into your Netflix account, etc.)

To Turn Off:

  1. Raise the projector screen using its remote.

  2. Turn off the sound bar by using its remote.

Resort Information & Hours of Operation

You and all of your guests have complimentary access to all of the resort's amenities. To gain access, please show your check-in instructions at the Welcome Center, and they will give you wristbands. The Welcome Center & Clubhouse is located at 2600 N. Old Lake WIlson Road, Kissimmee, FL  34747. At the resort clubhouse, there is a huge pool with slides, kids' play area, fitness center, game room, movie theater, cyber cafe, ATM, and marketplace/grill. Within the community, there is also a playground/tot lot, picnic/grill area, fitness center, tennis and basketball courts, and volleyball court. All of the below hours of operation are subject to change. If you have any questions about the resort or the hours, please contact them at 407-787-4255.

*Community disposal sites are located at: Next to children’s playground on Dinville St., corner of Archfeld and Teascone at the hilltop, and in the recreation area parking lot off Comrow St.

Starter Supplies

As is typical with other vacation homes, there are only starter amounts of each of the following when you check-in: Toilet Paper, Paper Towels, Trash Bags, Washing Machine Detergent Pods, Dishwasher Detergent Pods, and Dishwashing Liquid (for hand washing dishes). Please plan your shopping accordingly.

 

Checkout Procedure

  1. Please check out no later than 10:00 AM. Late checkouts may result in a late checkout fee.

  2. Please leave all used beds turned down. Please do not strip beds. Please leave used towels on the bathroom floors.

  3. Please load the dishwasher and turn it on before you leave.

  4. Please bag all trash/garbage, and, if it does not fit in the container outside the home with the lid closed, take trash to one of the community compactors. Bags left outside the container often are penetrated by critters resulting in a big mess. You may be charged for the disposal & cleanup if that happens.

  5. If you have taken down any sections or all of the child safety pool fence, please put it back as you found it.

  6. Please return all television remote controls, game controllers, other device remotes and ceiling fan remotes to where they were when you arrived. 

  7. Please turn off all lights except the main front entry light. Close all blinds and close & lock all windows and exterior doors.

Rental Items

We do not handle the rentals of cribs, strollers or additional highchairs and Pack N Plays (one highchair and one Pack N Play are provided). Below is a list of local rental companies you can contact that can provide the items and deliver them to our home. Please note that the delivery and pick-up of these items is to be handled by you, and we take no responsibility for these items.

Pest Control

Regular pest control services are performed at the home. A licensed pest control technician may visit the home during your stay, but it can typically be completed from the outside of the home. If you see any live bugs in the home during your stay, please let the property manager know. It is important to not leave doors open unnecessarily and to clean up all food and drink remains from all surfaces and floors since these will attract pests. 


Noise Disturbances & Suspicious Activity
Quiet hours are 10 PM to 7 AM, so please be respectful of your neighbors during this time. For assistance with noise complaints, improperly parked vehicles, and/or suspicious activity, please contact the resort's office at 407-787-4255. For extreme situations, contact the local sheriff's office at 407-348-2222.

No Smoking & No Pets

Neither are allowed in the home, and if violated, the details from the rental contract will go into effect. Smoking can be done in the front of the home or outside of the screened-in pool area.

 

Wildlife

There are often small animals and birds in the community that are scavenging for food. Please do not feed them as this will encourage them to stay near the home, and they can cause damage to the pool screen and trash bins, and they can leave an unwanted mess at the home. If you notice any scavengers are causing a disturbance, please contact the property manager immediately.

Mail & Packages

FedEx, UPS, Amazon, and other delivery service providers will typically deliver to the home with no issue. If you choose to have deliveries made, they must be done during the dates of your stay. We are not responsible for packages that get delivered or for any packages that are presumed missing.

Car Services & Deliveries

Uber, Lyft, Taxi, and other car services along with food, grocery, and other delivery services are able to enter and leave the gates with no issue with proper identification.

There are hundreds of restaurants, shopping centers, and attractions within the surrounding areas of the home. We highly recommend searching on OpenTable and TripAdvisor to find restaurants and information about things to do in the area that will fit within your preferences and budget. Also, Visit Orlando also has great information about local events, night life, sports and outdoors, dining, and so much more.
